Plot visit, room/unit brief, access review and preliminary scope meeting. One agreed project brief for up to two dwellings. The appointed architect checks planning feasibility for the actual site.
Site surveyIncluded
Professional site survey included for the reference plot. Scope and benchmark agreed with the surveyor. Owner confirms site rights and boundary documents; legal boundary disputes are outside this service.
Geotechnical investigationIncluded
Professional geotechnical investigation and report included for the reference building. The competent consultant sets the investigation scope for the building and site. Final foundation design follows the report; additional exceptional investigation is agreed before instruction.
Architecture and structureIncluded
Survey/soil investigation, architecture/structure/MEP drawings, two concept revision rounds and one exterior 3D view. One reference project. Geotechnical/survey scope is set by competent professionals. Consolidated client feedback counts as one round; redesign after concept approval and specialist/interior design outside the listed deliverables are separately quoted.
Services drawingsIncluded
Electrical load/point schedule, water/drainage layouts, tank/pump interfaces and coordinated sleeves. Included construction services drawings cover the stated reference quantities. Specialist consultants, equipment designs and additional dwelling requirements are agreed separately.

Two consolidated concept-revision rounds included before concept approval. One complete set of client feedback counts as one round. Design correction needed to meet agreed scope remains the designer’s responsibility; owner redesign after approval follows written change control.

The owner supplies lawful site rights and authority decisions; KANZ records the agreed coordination scope.

Title and site rightsOwner responsibility
Owner provides title/possession documents, boundary information, access rights and authority to construct. KANZ does not certify title, settle boundary disputes or guarantee approval.
Planning submissionsIncluded
Submission-ready drawing coordination with the appointed architect included. Statutory submission/signing fees and owner-paid authority charges are identified separately. Additional approval redesign outside the accepted brief is agreed in writing.
Authority and utility chargesOwner responsibility
Permit fees, statutory deposits, utility charges and outside-agency payments are owner-paid at actuals unless expressly priced. Includes applicable plan sanctions, power/water/sewer connections and road-cut permissions. No blanket “all approvals free” promise.
Completion and occupationDefined for your project
Contractor’s agreed completion records and coordination with the appointed architect included. Authority inspections, certificates, application fees and occupation approval remain subject to the authority and named applicant.

The same structural design, material acceptance and safety requirements apply to Standard, Premium and Luxury.

Excavation and foundationsDefined for your project
Foundation system, founding level, excavation support and concrete follow the approved design and ground investigation. Price known ground conditions before signing. Rock, contamination, dewatering, shoring and neighbour protection are separately measured where required; never omit necessary temporary works.
ReinforcementIncluded
JSW, Tata or another technically approved steel source in the exact structural engineer-specified grade. Grade, diameter, detailing, heat traceability and test acceptance follow approved drawings and the bar schedule. Finish tiers do not change the designed reinforcement requirement.
Concrete and cementIncluded
Engineer-designed concrete from an approved producer, with application-appropriate cement and recorded delivery/placement. Approve mix/performance, plant, transport, placing and curing for the project. UltraTech or a qualified alternative may supply the required system; no brand-only or universal concrete-grade rule.
Formwork and curingIncluded
Designed temporary support, inspected formwork, planned concrete placement and recorded curing. Engineer-defined stripping/reshoring, pour sequence and cure criteria. Decorative fair-faced concrete requires a separate finish specification.
External and internal wallsIncluded
Tested concrete blockwork to the engineer-approved wall type, thickness, strength and density. AAC such as UltraTech Xtralite is an alternative only with approved load, moisture, fixing, junction and complete jointing/render details.
Lintels and wall preparationIncluded
Included designed lintels, required wall supports, junction treatment and substrate preparation for scheduled finishes. Coordinate service chases/sleeves before work. Structural cutting, drilling and wall removal require prior design approval.
Roof, stair and guarding structureDefined for your project
Structural slabs, stairs, balconies and required guarding supports follow approved drawings. Floor count, spans, cantilevers and loading are project-specific. Lift pits/shafts, machine supports and specialist structures must be identified and priced before contract.
Anti-termite treatmentIncluded
Approved specialist anti-termite treatment included to the scheduled plinth area. Reference treatment area 100 m². Product, licensed/competent applicator and method follow the applicable requirements and approved system; written product/service coverage is recorded.
Waterproofing and damp protection

Specify the complete system, details, protection and tests; a paint brand or coat count alone is insufficient.

Bathrooms and wet roomsIncluded
Approved Dr. Fixit, Fosroc, Sika or equivalent complete waterproofing system suited to the wet-area design. Approve the exact product/system, preparation, junctions, penetrations, curing, protection and test before covering. A wet-room product is not automatically suitable for roofs, tanks or movement joints.
Roof and balconiesIncluded
Engineer/manufacturer-approved roof and exposed-area system with falls, outlets and protection for intended use. The same wet-room product is not automatically suitable for roof traffic, thermal movement or exposed balconies.
Tanks and below-ground workDefined for your project
Area-specific approved tank/damp-proof/below-ground system where those structures form part of the included work. Groundwater, tank use, joints, external access and protection govern the system. Basement waterproofing is outside a no-basement reference offer.
Flood/pond tests and recordsIncluded
Inspect substrate/details; record batches, application and engineer-defined testing; obtain release before concealment. Test method, duration and acceptance are stated in the inspection plan. Do not substitute an unsupported universal duration or warranty.
Written coverageIncluded
Contract states KANZ’s defect obligations; manufacturer/system warranties follow the actual approved written terms. No automatic ten-year waterproofing or structural guarantee. Register the installed system, exclusions, maintenance and claim contact.
Plumbing and bathroom fittings

Bathroom counts, fixtures and pipe routes are measured; all tiers retain the same approved hidden-service performance.

Hot and cold waterIncluded
Astral CPVC PRO or a technically approved complete hot/cold water system with compatible fittings and joining materials. Pipe diameter, pressure/temperature class, supports and expansion follow the services design. Complete-system compatibility and testing are the same requirement in every tier.
Soil, waste and vent pipesIncluded
Astral Drainmaster or technically approved SWR drainage system to the approved layout. Separate soil/waste/vent design with appropriate joints, gradients, traps, access and supports. A CPVC supply specification does not define drainage.
Bathroom fixture basketIncluded allowance
Selected CERA, Hindware or Parryware ceramics and chrome fittings in a practical complete bathroom basket. Supply allowance: ₹25,000 per bathroom. Six bathroom baskets. Each lists WC/cistern/seat, basin, basin tap, shower mixer/set, health faucet, wastes and basic accessories. Approve exact models within the allowance. Installation included; shower enclosure, vanity, tub, electronic WC and premium concealed systems are separate.
Bathroom count and powder roomsIncluded allowance
Six bathrooms included in the reference scope; additional bathrooms and powder-room baskets are separately quoted. Reference quantity: 6 no. Six bathrooms in the reference two-dwelling layout. Additional bathrooms or powder rooms are separately quoted.
Kitchen and utility plumbingIncluded allowance
Water supply, sink waste/trap and scheduled washing-machine points for the included kitchens/utilities. Reference quantity: 2 kitchens. Two kitchens; 48 terminal/service groups across the building. Each group’s supply/waste duties are listed by fixture and room; common mains/stacks/chambers are separately included. Identify washing-machine and external-tap points in that schedule.
Geysers, pumps and treatmentOptional extra
Provide the specifically scheduled plumbing/electrical interfaces. Equipment supply is included only if listed and priced. Geysers, boosters, treatment/softener/RO and solar hot-water equipment are not implied by a pipe or power point.
Testing and accessIncluded
Calibrated supply testing, drain-flow/leak checks and concealed-line photographs before closing walls/floors. Tests and results follow the approved specification. Keep valves, traps and equipment serviceable; label isolation points.
External utility connectionIncluded
Internal lines and on-plot common mains, chambers and agreed rainwater works included. Scope and connection points are listed before contract. Off-site networks, public connection fees, treatment plant, septic system, borewell and road cutting are separate.
Electrical wiring, points and protection

Select point quantities and fittings separately from the non-negotiable electrical design and protection.

Building wireIncluded
Finolex FLAMEGARD FR-LSH, Polycab FR-LSH or a technically approved building-wire construction suited to the electrical design. Conductor size, insulation/fire performance, circuits and protection follow the approved design in every tier. FR-LSH is not HFFR. Where HFFR or another class is required, it is resolved in the firm scope before contract; safety performance is never reduced to meet a finish budget.
Switches and socketsIncluded allowance
Selected Anchor/GM/Legrand modular switches and sockets in a practical approved range. Includes the 150-point reference schedule. The approved point schedule names model, rating, boxes and plates. Decorative switch choice is separate from the common electrical protection requirements.
Point definition and quantitiesIncluded allowance
150 points in the reference schedule; each outlet/provision is separately counted. Reference 150 points: 68 light + 14 fan + 40 ordinary socket + 20 dedicated power (including 6 AC, 6 geyser and 8 appliance) + 6 data/TV conduit + 1 future EV conduit + 1 future UPS/inverter conduit. Equipment excluded. Dedicated circuits and protection follow design; conduit-only provisions exclude specialist cable/devices.

Designed distribution boards, overcurrent/residual-current protection, isolators, surge protection where specified, and circuit labels. The electrical engineer selects compliant ratings, coordination and protection. Required safety protection is confirmed in the firm scope and is not traded against decorative fitting allowances.

Designed earthing and bonding included for the reference building; any required lightning protection is resolved in the firm quote. Electrode layout, quantity and performance follow the site design. No universal pit count or resistance figure.

Wiring and scheduled outlets included; luminaires, fans and decorative fittings are excluded unless listed in a separate fixture allowance. False-ceiling lighting channels, drivers, landscape lights and specialist dimming need a complete design and installed price.
Data, security and future systemsDefined for your project
Scheduled empty conduits/back boxes and draw wires for future EV charging and UPS/inverter interfaces. Two future-system provisions within the 150-point schedule. Charger, inverter/battery, specialist cabling, protective equipment and commissioning require a designed separate offer unless expressly included.
Testing and power connectionIncluded
Record insulation, polarity, continuity/earthing and protection checks, labels and commissioning for included work. Supply application, meter deposits, sanctioned load, transformer/DG and utility conditions are owner/project items unless expressly priced.

Material allowances refer to approved first-quality products; quantities and the complete installation are separately clear.

First-quality vitrified tiles from selected Kajaria, Somany or another approved manufacturer in practical standard formats. Supply allowance: ₹60/sq ft. 270 m² net dry-floor area. Supply allowance excludes GST; standard substrate preparation, adhesive/bedding, grout, cutting, laying and stated waste are included. Approve exact model, size and finish before purchase.
Wet-area and balcony floorsIncluded allowance
Approved wet-use first-quality tiles. Bathroom floor supply allowance: ₹55/sq ft; balcony/utility floor supply allowance: ₹50/sq ft. 24 m² bathroom floors and 16 m² balcony/non-occupied utility floors. Supply allowances exclude GST; standard installation included. Approved wet-use slip performance, falls, drainage and waterproofing remain required in every tier.
Bathroom wall tilesIncluded allowance
Selected ceramic/vitrified bathroom wall tiles in practical formats. Supply allowance: ₹55/sq ft. 120 m² tiled wall area across six bathrooms, to approved height/layout. Standard installation included. Oversized slabs, mosaics, niches and specialist mitred details are separately quoted if selected.
Skirting and trimsIncluded allowance
Matching cut-tile skirting in the approved dry-floor family. Supply allowance: ₹60/sq ft. 180 running metres × 100 mm high = 18 m², separate from the 40 m² stair finish. Standard installation included; recessed/shadow-gap detailing is optional.
Natural stone and facade claddingOptional extra
Separate measured option. Include anchorage, substrate, edges, sealing, access and safe installation; no unlimited elevation-cladding allowance.
Interior and exterior painting

The complete manufacturer-approved preparation and coating system is required in every tier.

Asian Paints Tractor Emulsion/Shyne or an approved equivalent economy emulsion, with its complete preparation system. 1,250 m² reference wall/ceiling area. Approved primer/putty/topcoat preparation and application included. Final product, shade and finish are recorded; economy emulsion is not represented as having premium-range washability.
Exterior wallsIncluded
Approved branded weather-resistant exterior emulsion and compatible preparation suited to the site exposure. 350 m² reference exterior area. Select the suitable Asian Paints Ace/Apex family or approved equivalent after exposure review. Standard access and application included; specialist textures, cladding and premium protection upgrades are separate where not required by the design.
Ceilings and metal/wood finishesDefined for your project
Scheduled compatible ceiling emulsion and specified metal/wood protection/finish. Ceilings, door finish and exposed metal items are listed separately. False ceilings, decorative textures, murals and specialist coatings are excluded unless priced.
Samples and acceptanceIncluded
Approve representative colour/finish samples and check surface preparation and final finish. Coat count alone is not the acceptance basis; use manufacturer requirements, coverage and agreed finish criteria.
Windows, doors and railings

Specify complete assemblies, including frames, glazing, hardware, seals, installation and safe anchorage.

Window systemIncluded allowance
Designed uPVC window assemblies from a qualified fabricator with approved profiles, reinforcement, glazing, hardware and insect mesh. Supply allowance: ₹430/sq ft opening. 420 sq ft measured opening area in the reference building. Installation, seals and fixing included; guards are separate. Window area is a costing quantity, not a ventilation or safety limit. Fenesta, double glazing, acoustic/thermal ratings and oversized openings are separately quoted when selected or resolved if required.
Glazing and safetyIncluded
Designed safety-glass assembly where required by location, loading and fall risk. Engineer selects glass thickness/type and supporting frame/anchorage. No universal 5 mm glass and no price-tier reduction in safety.
Grilles and insect screensIncluded allowance
300 sq ft of designed coated-metal window guards; insect mesh is part of the separately scheduled window assembly. Guard locations, openings, escape/access and safety glazing follow the design. Required additional guarding is resolved in the firm scope; no duplicate mesh allowance.
Main entry doorsIncluded allowance
Approved practical complete main-entry doorset with frame, shutter, finish and standard hardware. Supply allowance: ₹25,000 per doorset. Two standard-size complete entry doorsets. Installation included; exact material, dimensions, lock, hinges and finish are listed before purchase. Required rated assemblies are identified in the approved design.
Internal dry-area doorsIncluded allowance
First-quality flush door with approved frame, laminate and hardware; Greenply or technically approved equivalent. Supply allowance: ₹10,000 per doorset. Twelve dry internal doorsets, including frames, finish, hardware and installation. Core moisture performance, dimensions and required ratings are specified; no mandatory Greenply Gold or premium veneer in the base package.
Bathroom and service doorsIncluded allowance
Approved moisture-appropriate flush/WPC/equivalent wet-area doorset with frame and hardware. Supply allowance: ₹8,000 per doorset. Six complete wet-area doorsets with installation. Material, exposure, ventilation and hardware are agreed; an ordinary doorset does not replace a required fire-rated assembly.
Stair and balcony guardingIncluded allowance
Designed coated MS guarding and handrails in practical durable details. Supply allowance: ₹2,200/running metre. 45 running metres reference guarding/handrail length. Installation and anchorage included. Required height, openings, loading and safe fixing are common across packages; glass is used only as a separately accepted designed assembly.
Boundary gate and wallOptional extra
Full compound/boundary wall and permanent gate are optional measured works. The base site allowance covers only the listed access apron, limited paving and connection finishing. Temporary construction safety barriers remain included.
Kitchen platforms, sinks and cabinets

A worktop and sink do not include a modular kitchen, appliances or complete interior furnishing.

Approved natural granite worktop with practical standard edges and supports. Supply allowance: ₹140/sq ft. 60 sq ft net worktop area across two kitchens. Standard supports, edges, two sink and two hob cut-outs and installation included; 8% slab-yield allowance counted once. Quartz, Caesarstone, Dekton and specialist profiles are optional, separately priced upgrades.
Sink and kitchen tapIncluded allowance
Practical approved stainless-steel sink and kitchen tap basket. Supply allowance: ₹6,000 per set. Two complete sets with waste, trap, standard connections and installation. Bowl count, size, mounting and accessories are approved before worktop cutting; appliances are not included.
Dado and wall preparationIncluded allowance
Selected tiled backsplash and standard platform support/substrate. Supply allowance: ₹55/sq ft. 6 m² total backsplash tile area across two kitchens. Standard installation included; full-height slab backsplashes and specialist features are optional.
Cabinets and wardrobesOptional extra
Modular kitchen, shutters, drawers, cabinets, wardrobes and furniture excluded unless a separate measured fit-out package is signed. Separate cabinet material, carcass, hardware, finish, running/area units, internal accessories and installation schedule.
Appliances and gasOptional extra
Appliances, chimney, hob, oven, refrigerator and gas systems excluded unless individually specified and priced. Identify ventilation, power, plumbing and gas responsibilities before concealed services and worktop cut-outs.
Stairs, terrace, balconies and parking

Finish and service quantities follow the approved layout; these areas are not automatically the same as habitable indoor floor area.

Approved durable slip-appropriate tile/stone finish within the stair allowance. Supply allowance: ₹100/sq ft. Reference quantity: 40 m². Measure treads, risers, landings and edge details separately; guard/handrail is recorded under railings.
Terrace finishDefined for your project
Designed roof falls, outlets, waterproofing and basic protective finish included. Decorative terrace tiling, landscaping, pergolas, pools, outdoor kitchens and roof amenities are separately measured, designed and quoted.
BalconiesDefined for your project
Scheduled safe floor finish, drainage, waterproofing and guarding. Balcony area and all facade/guarding details are measured. Enclosures and later room conversions require approval.
Parking finishIncluded allowance
Limited on-plot access apron, paving and utility-connection finishing included to the written measured schedule. The approved parking layout establishes actual area, finish, drainage and clearances. Full boundary walls, gates, large paved areas and landscaping are separate measured options.
Ramps and accessibilityDefined for your project
Required access routes, ramps and safe transitions are defined by the approved building design. Applicable access/fire requirements are resolved and priced before a firm contract. No assumption that every project needs the same ramp or dimensions.
External works and landscapingIncluded allowance
Limited on-plot access apron, paving and utility-connection finishing included to the written measured schedule. Full boundary wall, permanent gate, landscaping and site amenities are outside the base package unless expressly added.
Water storage, rainwater and external services

Capacity and equipment follow the approved occupancy and services design, with cost allowances recorded separately.

Underground storageIncluded allowance
One designed sump/storage arrangement only to the stated capacity, construction and allowance. Reference quantity: 8,000 litres of sump storage. Reference quantity: 8,000 litres. Potable/fire/service storage, excavation, cover/loading, access, waterproofing and controls must be identified. A commercial allowance does not cap required capacity.
Overhead storageIncluded allowance
Designed roof-tank arrangement to the stated capacity, material, supports and allowance. Reference quantity: 2,000 litres of overhead storage. Reference quantity: 2,000 litres. Verify roof loading, safe access, screens/covers and overflow/drain arrangements. Fire storage is not assumed within domestic storage.
Pumps and controlsIncluded allowance
Pump, control, valves and electrical connections only where listed as included equipment. Reference quantity: 1 pump set. Reference quantity: 1 set. Duty/head, standby need and performance follow services design; no universal HP selection.
Rainwater and rechargeIncluded
On-plot collection, common drainage/chambers and agreed recharge works included to the approved site schedule. Rainwater system details, recharge method and capacity follow site investigation and applicable requirements; changed site conditions or scope are priced before commitment.
Sewage and special systemsDefined for your project
Septic/treatment plant, borewell, water treatment, fire equipment and utility upgrades are separately identified and priced where required. Obtain competent design and approvals. Neither a domestic tank nor a “Luxury” label includes these systems automatically.
Site setup, access and temporary utilities

A practical site logistics and responsibility plan forms part of the written offer.

Site possession and accessOwner responsibility
Owner hands over a legally accessible site with recorded boundaries, levels, condition photos and agreed working/storage areas. Demolition, occupied-building relocation, disputed encroachments and off-site storage are separate scopes.
Temporary facilities and safetyIncluded
Planned barricading, welfare, first-aid, safe temporary electrical arrangements, housekeeping and required protective equipment for KANZ work. Site-specific safety/temporary works plan and competent supervision; statutory duties are not waived by allocating costs.
Construction water and powerIncluded allowance
₹5,000/month for 12 months combined construction water, power and communications allowance included. Combined reference consumption allowance; owner provides the authorised accessible source/connections. New connections/deposits and unusual tanker or generator requirements are separately quoted. Actual utility responsibility and any adjustment are written into the contract.
Scaffolding and handlingIncluded
Suitable planned scaffolding, access, lifting and protection for the priced work method. Road width, pump/crane access, storage and neighbour conditions affect the final method/cost. Necessary safety measures are retained.
Debris and cleaningIncluded
Routine housekeeping, scheduled debris handling and final construction clean for included works. Agree haul/disposal route and lawful destination. Hazardous material and unusual off-site disposal are separate assessed scopes.
People, insurance and neighboursIncluded
Named site responsibility, contractor labour/vendor controls and project-specific insurance allocation recorded before mobilisation. Coverage, limits, named parties and statutory responsibilities are stated in the contract. Record neighbour condition and incident escalation; no unsupported certification claim.
Inspections, handover and aftercare

These are the same KANZ delivery controls in every package, to be implemented and recorded for the actual project.

Material approvalsIncluded
Product data, models, samples and supplier evidence approved before procurement; trace deliveries and key batches. An approved equivalent needs documented technical acceptance and client commercial approval where scope/cost changes.
Engineer hold pointsIncluded
Record releases before concrete pours, concealed MEP work and waterproofing cover-up. Critical safety or quality holds stop the affected work. Acceptance criteria and testing are set by competent engineers, not a marketing check count.
Testing and commissioningIncluded
Required scheduled concrete/material tests, services tests and commissioning records for included works. Identify test method, frequency, laboratory/competent tester, acceptance and witness responsibility in the inspection plan. No automatic third-party audit certification.
Weekly communicationIncluded
One agreed weekly update with photos, progress, next work, inspections, selections due, approved changes and issues. Named site lead and issue register. Site attendance and reporting coverage follow the agreed work plan.
Handover dossierIncluded
Room/system snag list; included-work as-builts, tests, product documents, care instructions, keys and contact schedule. Track defects and incomplete items to closure. Authority completion/occupation approval and owner-furnished items remain separately identified.

Payments follow agreed earned milestones/measurement and certification, with advance recovery and retention stated. The live contract sets percentages, due dates, retention release and tax invoices. Package tables do not create a separate payment promise.

Rock, contamination, dewatering, shoring and neighbour protection are separately measured where required; never omit necessary temporary works.
ReinforcementIncluded
JSW, Tata or another technically approved steel source in the exact structural engineer-specified grade. Grade, diameter, detailing, heat traceability and test acceptance follow approved drawings and the bar schedule. Finish tiers do not change the designed reinforcement requirement.
Concrete and cementIncluded
Engineer-designed concrete from an approved producer, with application-appropriate cement and recorded delivery/placement. Approve mix/performance, plant, transport, placing and curing for the project. UltraTech or a qualified alternative may supply the required system; no brand-only or universal concrete-grade rule.
Formwork and curingIncluded
Designed temporary support, inspected formwork, planned concrete placement and recorded curing. Engineer-defined stripping/reshoring, pour sequence and cure criteria. Decorative fair-faced concrete requires a separate finish specification.
External and internal wallsIncluded
Tested concrete blockwork to the engineer-approved wall type, thickness, strength and density. AAC such as UltraTech Xtralite is an alternative only with approved load, moisture, fixing, junction and complete jointing/render details.

Specify the complete system, details, protection and tests; a paint brand or coat count alone is insufficient.

Approved Dr. Fixit, Fosroc, Sika or equivalent complete waterproofing system suited to the wet-area design. Approve the exact product/system, preparation, junctions, penetrations, curing, protection and test before covering. Bathroom counts, fixtures and pipe routes are measured; all tiers retain the same approved hidden-service performance.

Astral CPVC PRO or a technically approved complete hot/cold water system with compatible fittings and joining materials. Pipe diameter, pressure/temperature class, supports and expansion follow the services design. Complete-system compatibility and testing are the same requirement in every tier.
Soil, waste and vent pipesIncluded
Astral Drainmaster or technically approved SWR drainage system to the approved layout. Separate soil/waste/vent design with appropriate joints, gradients, traps, access and supports. A CPVC supply specification does not define drainage.

Owner hands over a legally accessible site with recorded boundaries, levels, condition photos and agreed working/storage areas. Demolition, occupied-building relocation, disputed encroachments and off-site storage are separate scopes.
Temporary facilities and safetyIncluded
Planned barricading, welfare, first-aid, safe temporary electrical arrangements, housekeeping and required protective equipment for KANZ work. Site-specific safety/temporary works plan and competent supervision; statutory duties are not waived by allocating costs.
Construction water and powerIncluded allowance
₹5,000/month for 13 months combined construction water, power and communications allowance included. Combined reference consumption allowance; owner provides the authorised accessible source/connections. New connections/deposits and unusual tanker or generator requirements are separately quoted. Actual utility responsibility and any adjustment are written into the contract.
Scaffolding and handlingIncluded
Suitable planned scaffolding, access, lifting and protection for the priced work method. Road width, pump/crane access, storage and neighbour conditions affect the final method/cost. Necessary safety measures are retained.
Debris and cleaningIncluded
Routine housekeeping, scheduled debris handling and final construction clean for included works. Agree haul/disposal route and lawful destination. Hazardous material and unusual off-site disposal are separate assessed scopes.

JSW, Tata or another technically approved steel source in the exact structural engineer-specified grade. Grade, diameter, detailing, heat traceability and test acceptance follow approved drawings and the bar schedule. Finish tiers do not change the designed reinforcement requirement.

Engineer-designed concrete from an approved producer, with application-appropriate cement and recorded delivery/placement. Approve mix/performance, plant, transport, placing and curing for the project. UltraTech or a qualified alternative may supply the required system; no brand-only or universal concrete-grade rule.
Formwork and curingIncluded
Designed temporary support, inspected formwork, planned concrete placement and recorded curing. Engineer-defined stripping/reshoring, pour sequence and cure criteria. Decorative fair-faced concrete requires a separate finish specification.

  • All three packages include the same approved structural design, essential safety, appropriate concealed-service performance and recorded inspection process.
  • Reference scope: 4,200 sq ft across G+3 residential levels, up to two dwellings, two kitchens and six bathrooms, with no basement. The 30 × 50 ft plot is 1,500 sq ft; permitted area, parking and actual layout require confirmation.
  • Reference openings: 420 sq ft windows and 300 sq ft designed metal guards, plus two entry, twelve dry internal and six wet-area doors. These are building-level costing quantities, not universal limits on ventilation, access or safety.
  • Indicative package budgets are ₹2,199 / ₹2,499 / ₹2,799 per sq ft for Standard / Premium / Luxury, including GST at the stated 18% planning assumption. They require supplier, design and measured-quantity qualification before a fixed offer.
  • The 4,200 sq ft G+3 quantity example is not confirmation that this building qualifies at the indicative budget. Its actual design, foundations, openings, logistics and services can change the price; the written offer identifies differences before commitment.

  • Update drawings, order, quantity and variation registers; preserve inspection records and billing evidence.
  • For an immediate safety emergency, carry out only necessary protective work within the contract procedure and promptly notify, document and seek formal instruction.
What needs a separate quotation
  • Land, title/legal disputes, finance and authority/utility fees and deposits unless expressly included.
  • Basement, demolition, hazardous material, abnormal ground/rock, unusual dewatering/shoring and off-site utility or road work unless investigated and priced.
  • Full compound/boundary wall, permanent gate, landscaping, pools and major external paving; the base scope includes only the listed limited apron/paving/connection finishing.
